Building Permits, Applications, & Forms

A Building Permit Application (plus any additional forms linked below) is required for any work to be done on commercial or residential buildings including:

  • Demolition Specifications & Requirements
  • Plumbing installation/repairs
    (including hot water heater replacements)
  • Mechanical installation/repairs
    (including air conditioner installation/repairs)
  • Electrical installation/repairs
    (including air conditioners)
  • Fences taller than 6 feet
  • Signs
  • Swimming pool/hot tub
  • Structural changes to an existing structure
  • Roof installation/repairs
    (two (2) layers allowed only)
  • Siding installation/repairs
  • Window installation/repairs
  • Exterior door installation/repairs
  • Furnace installation/repairs
  • Air conditioning installation/repairs
  • Water heater installation/repairs
  • Irrigation systems
  • Water/sewer lines installation/repairs

 

Please include the following with your building permit:

  • The application is filled out in its entirety and includes the signature of the applicant and, if different than the applicant, the property owner.
  • It is recommended that if a homeowner has a contractor doing the work, the contractor pulls the permit. This is a safeguard for the homeowner.
  • Fees: Building Permit Fees
  • A plot plan (showing to scale the dimension of lot, location and accurate size of all existing structures, location and size of proposed structure)

    The plot plan may be hand drawn, but must be to scale (i.e. one (1) inch equals twenty (20) feet). Certified property survey or mortgage survey are acceptable. The plot plan must include the following items:

    • All property lines and dimensions
    • Existing structures/fences/driveways and dimensions
    • Proposed structures/fences/driveways and dimensions
    • Easements and dimensions, if applicable
  • Copy of builder's license
  • Three (3) hardcopy sets of building plans (commercial builders should also include a digital copy) including the following:
    • Footings or foundation type and size
    • Front, rear and side elevations (views) of the proposed building with accurate elevations
    • A complete floor plan, which indicates accurate dimension of room sizes, use of space, header, window, and door sizes
    • A wall sectional that identifies the stud spacing, insulation type, interior finish, joist spacing and type of flooring, all structural supports, complete specifications for pre-engineered trusses, and all other engineered wood products (I-joist, LVL, and Glue lam)

 

You do not need a building permit for:

  • Nonstructural repairs and renovations within a home
  • Replacement of existing fixtures (cabinets, counters, flooring, painting, awnings attached to the home, plumbing fixtures, electrical fixtures, switches, and outlets.

Ypsilanti Township strongly recommends that electrical installation and repairs be performed by State of Michigan licensed electrical contractors. Permits are issued only to licensed Electrical Contractors, and homeowners, for the dwelling in which they reside, or intend to reside. Homeowner permits will not be issued to owners of rental properties.

Building Permit Revision Form
This application is necessary when making changes to previously submitted or approved plans and should accompany the revised plan(s).

Construction Board of Appeals Application
This application is to go before the Construction Board of Appeals.

Drainage Complaint Form
Required for individuals that have a problem with the drainage on their property.

Earth Balancing & Excavation Permit Application
This application is required for any earth balancing and excavation work.

Permission from Adjoining Property Owners
This application is necessary when an installation is being made along an adjourning property line (chain link fence, privacy fence, etc.)

Fire Suppression Permit Application
Required for fire suppression including sprinkler heads and kitchen hood systems.

Fire Alarm Permit Application
Required for fire alarm systems for residential, commercial, and industrial structures. 

Planning & Zoning Permits, Applications, & Forms

A Zoning Permit Application is required for:

  • Fences 3.5 - 6 feet tall
  • Sheds 100 - 200 square feet
    • Homeowners are allowed to have one (1) shed under 100 square feet without a zoning permit. The shed must meet accessory structure requirements and conditions. For more information, please visit Section 2103 of the Zoning Ordinance.
  • Exterior concrete/asphalt
  • Driveways
  • Change of use of space
    An example of this would be changing a residence into an office, daycare, or assembly use. In this example there are some obvious differences in the possible dangers or liabilities that might take place that would be different from a residential use. Zoning would have to permit for the change in use. A new Certificate of Occupancy is required for any change of use. Inspectors of all trades must conduct inspections in compliance with current code for the new intended use before Certificate of Occupancy could be issued.

  • The application is filled out in its entirety and includes the signature of the applicant and, if different than the applicant, the property owner.
  • If work will be completed by the homeowner, a Homeowner Affidavit form is required along with the permit application. It is recommended that if a homeowner has a contractor doing the work, the contractor pulls the permit. This is a safeguard for the homeowner.

  • Plot plan or lot survey showing the following:

    The plot plan may be hand drawn, but must be to scale (i.e. one (1) inch equals twenty (20) feet). Certified property survey or mortgage survey are acceptable. The plot plan must include the following items:

In addition to providing the items listed for your zoning permit, please include the following with your fence application:

  • Smooth side of fence must face out – unless shadow box fence
  • Height of fence
  • Fence material and type of fence
  • Detailed sketch of fence (to scale).
  • Yes or no box checked on question “Will the fence be installed on property line?”
    • If yes, a certified property survey OR written, notarized consent form from adjacent neighbors.

In addition to providing the items listed for your zoning permit, please include the following with your driveway/exterior surface application:

  • The material of the proposed surface

  • Dimensions of shed
  • Square footage of shed
  • Distances between shed and all buildings on the parcel
  • Distances from each wall of the shed to the nearest property line
  • Materials to be stored in shed

Multi-Family Rental Registration

Rental Housing Certification

There are several requirements that affect owners, landlords, and agents of single family homes, duplex homes, and multiple family units that are rented or available for rent in Ypsilanti Township.

Vacant Building Certification

Single family homes, duplex homes, and multiple family units that are unoccupied for more than thirty (30) days must be registered, inspected, and certified by the Office of Community Standards.
