2019 March Board of Review: How to Appeal Your Assessment

The 2019 March Board of Review is where you would appeal the 2019 Assessed and Taxable Valuations. Our office will begin to schedule appointments starting Wednesday, February 20, 2019. The Assessment Notices are mailed out the week of February 18th so that they can be reviewed prior to the March Board of Review. The Board of Review will be meeting Tuesday, March 5, 2019 - Tuesday, March 12, 2019.

How to Read Your Assessment Notice

 

Function and Objective of the Board of Review

The Board of Review understands why you may feel that your assessment is incorrect. The function and objective of the Board of Review by law is to review all the available information pertaining to the condition of your property, sales of properties in the market area that have not been foreclosed on or damaged during the foreclosure process or properties that were sold under duress. The hearing process is an independent review of the assessment function. The Board of Review members are not employees of the Township. They consist of an independent board consisting of resident taxpayers of the Township and are charged with the duty of determining if an assessment is correct or not.

To best utilize your appeal time, it is recommended to provide any information pertaining to your home, sales information that the Board of Review may not have available to them and why you think the value is different than what the current assessment is. The State Tax Commission has provided guidelines for Assessors and the Board of Review on how to use those kind of sales in the assessment and appeal process. Not all residential properties sold may fit that criteria.

The Board of Review will then proceed on each case before them in determining if the assessment is proper or not. The Board of Review will make a decision and notify you when they have concluded their hearing.

 

Dates & Times of the 2019 March Board of Review

Starting Wednesday, February 20, 2019 the Assessor's Office will begin scheduling appointments to the March Board of Review on a first come, first serve basis.

Appeal in Person

Each appointment before the Board of Review is for 10 minutes. To get the most out of this time, your appeal should consist of the reasons why the assessment is incorrect. The Board of Review does not make the assessment on your property but only hears your appeal of the assessment placed on your property by the Assessing Department.

To assist in your case, please review your assessment record for any errors. The assessment placed on your property is based upon a major part of the information contained within the record. If there are any errors, the Assessing Department can make corrections and submit them to the Board. It is best for you to present any documentation and information you feel supports your reason for appeal. Remember, the Board of Review is there to review the assessment of your property.

Call and discuss your assessment with the Assessing Staff. If you feel that you still have a case, then make an appointment for the March Board of Review after Wednesday, February 20, 2019.

Fill out the Board of Review Petition and bring it with you when you check in at the Assessing Department.

 

Arrive 15 Minutes Early for Your Appointment

Our staff will try to get you into the Board as close to your time as possible. Please be patient. Everyone will get to meet with the Board. The best way to get to your appointment on time is to arrive early. If you arrive at the time of your appointment, our office will have to process your appeal and you will not be able to go in at your scheduled time. Again, your consideration and patience is appreciated.

 

Letter of Authorization

If you are unable to attend the Board of Review and wish to have someone represent you at the Board, a signed letter of authorization from the property owner needs to be submitted to the Assessing Department at the time of check in.

 

Appeal in Writing

The Board of Review accepts appeals in written form. The board gives these written appeals as much consideration as an “in person” appeal.

Type, or write, the nature of the appeal in letter form.

Fill out the Board of Review Petition and submit it with your letter appeal.

Include any evidence that you may wish to submit (photographs, reports, appraisal).

Mail, fax or email your appeal to the Assessing Department by Tuesday March 12, 2019.

NOTE: Please call to verify receipt of all appeals.

 

What to Bring

Patience
The Board of Review and the Assessing Staff are working hard to see that you have your opportunity to appeal your assessment. Please be patient. Also, please be considerate to the other Township residents. We ask that you arrive early and limit your appeal to the 10 minutes. This will assure that other residents will have time for their appeal. Again, you may submit supplemental information that the board will review.

The Board of Review Petition needs to be submitted prior to an appeal.

Supplemental Evidence
Any documentation that you have may be submitted to the Board. Please note anything submitted will become part of the file and will not be returned. Supplemental Evidence may include: Pictures, reports, appraisals and anything else that may help your case.

Copies
Please assure that you bring the appropriate number of copies of your information. Due to the amount of appeals, our staff will not have the time to make copies for you. Any evidence submitted to the Board of Review, becomes property of the Board and is not returned.
