Driveways shall be permitted as an accessory use, provided they meet the following requirements:

  • Only one (1) house can be constructed using the private driveway standards; more than one (1) house shall require an approved private road.
  • A twelve (12) foot wide driveway shall be constructed within a 66-foot wide private right-of-way/easement. Single family residential driveways shall be a minimum of nine (9) feet wide.
  • The private right-of-way/easement shall provide for ingress, egress, stormwater drainage, installation and maintenance of public and private utilities.
  • The parcel being served by the private driveway must meet the zoning ordinance requirements for lot width at the front yard setback line as measured from the end of the private driveway right-of-way/easement.
  • Single family residential driveways shall be designed according to the following criteria.
    • Concrete driveways shall be a minimum of six (6) inches thick between the back of curb or edge of pavement and the right-of-way or easement line. Concrete driveways outside the right-of-way or easement shall be a minimum of four (4) inches thick. All sidewalks within four (4) feet of the back of curb shall be six (6) inches thick.
    • Bituminous pavement driveways shall be a minimum of three (3) inches thick over an aggregate base course having a minimum thickness of six (6) inches.
    • Aggregate surface course driveways will only be permitted where the adjacent public or internal road does not have a paved surface. The aggregate surface course shall be a minimum of six (6) inches thick within the right of-way or easement and a minimum of four (4) inches thick outside the right-of-way or easement.
  • Driveways to serve multi-family residences, commercial or industrial establishments shall be designed with the same cross section as the corresponding parking lot or internal road and shall be a minimum of 31 feet wide.
  • Driveways within subdivisions must be paved if it is a platted subdivision or a site condominium. If it is a non-platted subdivision the paving of the driveways will be determined by the Township Planning Department on a case by case basis.
  • Driveway slope gradients shall not exceed 8%.

A permit for driveways requires a Zoning Permit Application.

An additional permit may be required from an outside agency. Please contact the Washtenaw County Road Commission (most roads in Ypsilanti Township), Michigan Department of Transportation (Ecorse Road, East Michigan Avenue, I-94, Washtenaw Avenue, and West Michigan south of I-94), or Wayne County Road Commission (sections of Rawsonville Road) regarding driveway approaches for separate permit.
