If you are planning on building a deck, porch, replace your hot water tank, furnace or other home improvement a permit is needed. A building permit must be reviewed - please allow a minimum of 5 - 10 business days from the time you submit your application to the time you can pick it up and start work. Remember if you, the homeowner, are having work performed by a contractor the contractor should pull the permit. This is a safe guard for you, the homeowner. It doesn't cost any more money nor take any more time for the contractor to do so.
Inspections
Inspections are required for water/sewer installation, footings, backfill (before), final grade, mid-wall, underground plumbing, rough plumbing, rough electric, rough heating, rough frame, insulation, drywall, interior slabs and porches attached to the foundation, fireplace, final plumbing, final electric, final heating, and final building.
Inspections for plumbing, mechanical, and electrical must be inspected and approved before inspection for rough/final building can be conducted.
Approved plans (site copy) must be on site for inspection, otherwise the inspection will not be made and you will be charged a $45 re-inspection fee.
New Homes & Additions
The requirements are subject to the review of the building official, building inspector, mechanical inspector, plumbing inspector, electrical inspector, and zoning administrator.
For new detached single-family dwellings, the following information shall be submitted for review:
- 3 copies of structural plans
- Plot Plan and Grading Plan
- More information: Section 5.41 and 5.42 of the Engineering Standards & Design Specifications.
- Before a Certificate of Occupancy is released, a grading certificate (as-built) under Section 5.43 of the Engineering Standards & Design Specifications will be required from the grading engineer or land surveyor.
- Residential Lot Stabilization Policy
- Floodplains, Wetlands, Easements: Distances from any structures on the lot or parcel. More information: Federal Emergency Management Agency (FEMA) Flood Map Service Center
- Health Permit for Septic Tank and Well: Washtenaw County Health Department
- Public Water and Sewer Tap Application: Ypsilanti Community Utilities Authority (YCUA)
- Driveway Approach Permit: Washtenaw County Road Commission
- Proof of Ownership: Tax bill, print out verification from Assessment Department, deed, land contract in addition to a statement from owner stating no objections to the erection of a residence on this land.
- New Split: Please make sure that this division is recorded with the Assessment Department.
- Pre-manufactured/Modular Built Homes: A certificate of approval must be submitted from the State Construction Code or Department of HUD if the home is “pre-manufactured/modular” built.
